All American Waste has replaced Paine’s for the Woodlands’ Trash Removal. Trash pickup remains to be on Tuesdays; however, the pick-up time may differ. The Board requests that trash receptacles be out by 6:30am and positioned 6 inches away from the garages to prevent structural damage. A reminder, each unit should have their trash and recycling bins back within their garage by end of day, Tuesday. Unit owners can call All American Waste at 860 289 7850 for further inquiries. All American Waste will not pick up Christmas Trees.

Disposal of Christmas Trees: The Town of Windsor Locks is picking up Christmas Trees through the month of January. Disposed trees should be left by each court entrance, adjacent to Meadow Lane. Unit owners may call 860 627 1405, extension 200 for pick up or further inquiries.

Visitor Parking Passes: Parking passes are now accessible by contacting Board Members Marie Ramsdell at 37 Pheasant Court or Sheila FitzGerald at 13 Quail Court directly. Please do not contact Residential management for a pass. If you have any visitors planning to stay for a period longer than three (3) days, a special visitor pass (to be displayed in the visitor’s windshield) must be issued to them. The Association must have a current vehicle registration application on file along with being notified in advance.

Status of Amended Woodlands’ Condominium Documents: For those unit owners who were unable to attend the December 4, 2014 Woodlands’ Annual Meeting, be advised that Board Members are actively ringing doorbells for unit owners to vote on our condominium document revisions. Ballots are being given for unit owners to sign, cast your vote and return. We ask for a few minutes of your time. In July, 2010 the Connecticut Common Interest Ownership Act (CIOA) statutes went into effect. The intent of the revisions is to ensure that our Association’s documents are current with today’s Connecticut statutes, Association information is more transparent for its’ unit owners, that Insurance premiums do not escalate or our coverage is terminated by lack of compliance. With the winters we have experienced for the past three years, the Board requests and encourages each unit owner to review the revisions you received in November and vote promptly. We are aiming for a 1.15.2015 deadline.

Individual Home Owner’s Insurance: Unit owners should have a HO6 policy (coverage for internal contents). It is also suggested that it includes a provision for a loss assessment endorsement for a minimum of ten thousand dollars ($10,000.00). Contact your insurance agent/company to verify the specifics of your policy.

Future Monthly Board Meetings: 2015 Woodlands Board Meetings will commence on Thursday, February 5, 2015 at Residential Management (110 Mountain Road, Suffield, CT) at 6 pm. Unit owners are welcome. When a large group is anticipated, another venue may be selected to accommodate all. Meetings are routinely held the first Thursday of each month, excluding holidays and the month of July.

Wintery Ice Patches: If a homeowner is requesting to have salt dropped off at their unit, please contact Bill’s Landscaping directly at (860) 749-0448.
